  • Bargain Hunting With Rates Above 7%

Navigating the market with mortgage rates above 7% can feel daunting, but there are strategic opportunities for buyers who plan ahead. In my experience guiding both first-time homebuyers and seasoned investors, a thoughtful approach to rate changes is essential. Recent studies recommend building a cushion for potential rate increases—think about a half-point within three months, three-quarters within six months, and a full point over the year.

Interestingly, buyers who waited until later in the year often found homes priced about 5% lower in early Q4 compared to late Q2, with less competition and more room to negotiate. Last month’s housing supply—about five months’ worth—meant buyers had more leverage, whether that’s on price, closing costs, discount points, or even temporary rate buydowns.

While markets are currently pricing in further Fed tightening, the broader aim remains controlling inflation, which could bring some relief to mortgage costs down the road. I’ve seen how a proactive strategy and clear understanding of these shifts can make all the difference for buyers in today’s environment.

  • California Housing Market Settles Into Steadier Growth

California’s housing market is finding its footing, with home prices projected to increase at a modest pace of about 3–4% per year through 2028. This signals a shift toward more predictable, steady growth, rather than the dramatic surges we’ve seen in the past. For those of you exploring your options, active listings have reached approximately 156,300 homes—providing buyers with greater choice and easing some of the urgency that’s often felt in our market. Inventory is expected to continue building through 2027, which could help create even more opportunities down the road.

Still, affordability remains the biggest challenge: only around 18% of California households now qualify for a typical mortgage, down from about 31%. This keeps entry-level homes especially competitive. Despite these hurdles, homes are still selling close to 100% of their asking price, and 30-year fixed mortgage rates are holding steady around 6%—a trend likely to remain for the foreseeable future.

It’s worth noting that larger urban markets—like Los Angeles County—may take until after 2028 to return to previous sales paces. As someone who has helped many first-time homebuyers and investors navigate changing markets, I know how important it is to move forward with clear information and a well-planned strategy. Predictability in our market is a welcome development, and I’m committed to guiding my clients through each step with the experience and dedication you deserve.

  • Seller Concessions Reach a New US Peak

In the most recent three months ending Mid-Q3, sellers gave concessions in roughly 45% of US home sales—a new peak for this period since at least 2020. This is up from about 43% a year ago, making it clear that buyers are gaining more leverage as inventory grows and competition eases. Concessions like repair credits, help with closing costs, and mortgage-rate buydowns are becoming more common, giving today’s buyers extra ways to manage upfront costs beyond just negotiating on price.

As a mortgage professional who’s guided clients through shifting markets for over 20 years, I’ve seen how these trends can reshape homebuying strategies. Sellers aren’t just relying on price cuts—they’re offering credits and buydowns that create more flexibility for buyers navigating affordability. In fact, nearly 16% of homes sold in Mid-Q3 combined a price reduction with a concession, providing even more opportunities to lower entry costs.

For first-time buyers and investors alike, understanding these options is key to structuring deals that truly fit your goals and budget. The right financing, paired with the right concessions, can make all the difference in today’s evolving market.
